We offer turn-key home maintenance and repair services for your rental property. Easily refer your tenants to us for any repair or issues they may have and let us handle it.

Comprehensive service for your rentals for only $79/month for most properties

At the end of the day, your rental properties are an investment, and for most renters, recurring maintenance and care for your property isn’t always a top priority. This can lead to costly repair bills down the road and deteriorated living conditions. But with Maintain Your Home, you can rest easy knowing that we’ll proactively manage all preventative maintenance and safety items, as well as handle any one-off or repair requests from your tenants.

Our service works as a subscription in which you sign up for a membership and then we’ll schedule out all your recurring maintenance items for your property. There are over 20 items that we manage and we visit twice a year to ensure your property stays in top shape. We’ll also field requests from your tenants and handle them based on the playbook you’ve provided us.

Tenant Management: Have your tenants reach out directly to MYH for any maintenance or repair needs. It's faster for your tenants and spares you the headache.

Spending Thresholds: Set spending thresholds based on the type of work reported. For something simple like a leaky faucet, our team can bang it out on your behalf without bothering you. For anything over your spending threshold, we'll contact you first, before authorizing or performing any repairs.

A semi-annual 20-point Preventative Maintenance Visit: Our team will come out twice a year for preventative maintenance such as swapping out filters, checking your fire alarms, and cleaning your dryer outtake. Check out the list here.

Discounted Rates: 20% member discount on any one-off project you book through us on projects not related to your ongoing maintenance handled during semi-annual visits.

Meet Your Dedicated Home Specialist

Part of our service includes an assigned and dedicated home specialist for your property. The same individual manages your property and they become familiar with what is involved in maintaining it and you’ll become familiar with them. They will perform many of the services themselves, and in combination with our concierge team, will be your tenant’s go to resource for any questions or assistance they need.

Scenario: Your tenant has a leaky shower head that they need help with.

Solution: Your tenants can reach out directly to us. We’ll review the playbook we made with you to determine how you want us to handle it. In this case, it looks like you want us to just go and fix it, so that’s what we’ll do.

Scenario: The tenant wants to mount a new TV in your living room so they reach out.

Solution: We review the playbook we’ve built with you to determine if you want to allow optional enhancements to the property. This looks like a checklist of items you’re authorizing us to do on behalf of the tenant, but they are the ones who will pay the bill. Handled.

Scenario: Your tenant is having issues with the toilet backing up so they give us a call.

Solution: Based on the playbook, it looks like you want us to diagnose and quote anything that will cost more than $250 to fix. After review, we put together an estimate and send it to you for approval. You decide what you want to do and then we execute on your request.

Scenario: Your tenant has moved out and you need to get the property ready for your next tenant.

Solution: Reach out to us and we’ll send out a crew to flip the property, clean it up, repair and paint, and generally get it ready to be listed based on the checklist you’ve approved. This is treated as a one-off project for billing purposes.

We can perform most services ourselves and we have pre-vetted relationships in the market with reputable companies for anything else which we will coordinate on your behalf. Have you ever needed something done on your property but you can’t seem to find someone to do it? We pride ourselves on fast turnaround times, if you need something now, just reach out to us and we’ll get you what you need. We have dedicated blocks on our schedule just for our members to ensure they receive quicker service. We make it easy to coordinate times that work best for you and you get alerts along the way so it’s easy to keep track of what’s going on right from your phone. 

Straight Forward Pricing

We like easy, so we approach everything from the perspective of making it easier for you, our customer. You pay $79/month in either monthly or annual payments and it covers all of your key preventative maintenance items (excluding certain materials). 

For any one-off requests from your tenants, we’ll refer to the guidelines we’ve established with you upon beginning our partnership and handle the request accordingly. That may be as simple as us going to resolve the issue and billing your card on file or it may involve us building an estimate to send to you for approval. Either way.

FAQs

Not quite. Property management companies typically deal with the full lifecycle of your property. This means they help you list the property, find tenants, place tenants, accept payments, and manage maintenance requests. They also charge around 8-10% of your rent which can add up quickly. We take over after you have your tenants placed and deal with maintenance inquiries only. We also help with preparing your property for a new tenant anytime you have turnover. But you still deal with getting the tenants and getting paid rents by them.
Tenants require more work to maintain than most homeowners do. Many homeowners attempt to fix small things themselves, and rarely call unless there is a project they need done. Tenants often reach out for any and every little thing they find. This requires more work from our team to manage and thus the increased membership fee.
A playbook is simply our rule set of how to handle and route requests from your tenants. We have a pretty good idea of how most landlords want to handle most situations, but we allow you to customize the experience for your tenants. Common changes are related to spending thresholds (the amount of money you spend without us asking you for approval first) and a list of optional items the tenants can pay for. These items are things like painting a room, swapping out fixtures, or installing a television. All are optional and up to your discretion.

Unfortunately, you cannot. There are a few reasons for this, but mostly it is related to resourcing. We staff accordingly so that we can quickly turn member requests. Without that, we cannot have the same turnaround times and we cannot coordinate maintenance requests from your tenants in the same way. You can always reach out to us for any one-off project, but for a turn-key solution for maintenance requests, a membership is the way to go. 

Yes! We keep comprehensive records and compile them into a property guide at your request.
No you do not. You can always book us for any one-off project you have when you need it. However, you will not gain access to the member discounts or priority scheduling.
Yes! We are a home service company that has fully trained and certified technicians on staff to execute against the majority of your requests. If the request is outside our scope, we can refer you to a partner contractor who can do the work for you.
A one-off project is what we call anything not related to your ongoing maintenance of your property. Examples might include a painting project, remodeling project, or other odd jobs around the property. A one-off project has a start and end date to the project as opposed to recurring maintenance which is an ongoing commitment for your property.
Our membership terms are annual. You can cancel at any time, but you’ll remain a member throughout the remainder of your membership period.
